Project Overview

The Bittern is one of the rarest breeding birds in the UK and the Norfolk Broads are its habitat.

Elusive and well camouflaged, the characteristic booming call of the male bird can be heard from March until June. It could be said that Bittern Lodge is well camouflaged as it is tucked away in a well secluded and idyllic spot with extensive rural views. At the same time, however, it is located only a two minute walk into the centre of Long Stratton. It is extremely rare to find a new home of this quality so close to a wide range of local amenities whilst enjoying the benefits of a beautiful rural setting.

Constructed to an exceptionally high standard throughout, the spacious accommodation extends to well over 2,000 sq ft with 4/5 bedrooms. The layout lends itself to both family occupation or downsizers who require an easily managed home that can comfortably accommodate visiting family and friends.

The front entrance door opens on to a wide tiled entrance hall with a solid oak stair case leading on to a landing with the two generous sized open plan areas which provide a number of alternative uses. Heating is from an air source heat pump with underfloor heating on the ground floor and outside there is an enclosed, private south facing rear garden and double garage to the front with roller shutter doors.

Uncompromising on quality is the ethos of Bush Group Ltd, and this reputable developer has been providing exceptional homes across Norfolk since 1934. Without question, "Bittern Lodge" is another fine example of their unique and outstanding build quality.

Project Overview

A site comprising of a pair of derelict semi-detached Victorian cottages in approximately 0.5 acre plot, acquired during summer 2013. The property occupies a picturesque site adjacent to the historic church of All Saints, Freethorpe. However, the cottages had lain unoccupied and derelict for many years rendering any form of refurbishment uneconomic.

Previous planning applications had been unsuccessful. It was felt however that there was still scope for redevelopment provided a sympathetically designed scheme that took into consideration the historic setting and neighbouring church could be created. A firm of architects was commissioned and following consultation with the planning and conservation officers', drawings were prepared for a single residential dwelling attractively designed to reflect the line and form of the existing buildings.

Planning consent was duly granted in July 2014 and the site subsequently sold.

Project Overview

A traditional Victorian 2-bedroom mid-terraced house north of Norwich City Centre, acquired spring 2013. Whilst structurally sound, internally the house was in poor condition and lacked central heating.

A comprehensive programme of refurbishment was undertaken including the installation of a central heating system and the creation of a semi open plan kitchen. In addition the 'third' bedroom off the second rear bedroom was converted to provide an en-suite bathroom and dressing / study area.

The completed property now combines the character and charm of the original Victorian house, but with the benefit of a fresh and contemporary feel with well-arranged accommodation to suit modern living.

It was sold during the summer of 2014.
